Hard Money Loans

By [http://ezinearticles.com/?expert=Thomas_Morva]Thomas Morva A hard money loan means funding a potentially viable project for which financing may not be easily available from conventional sources. The risks involved are greater, and so are the interest rates. Hard money loans could be for bridge financing, debt consolidation, acquiring property, commercial deals and many other purposes. Lending decisions and loan disbursement are quick. Normally, collateral is required. The general practice is to advance 40% to 70% of the value of the security offered. In some cases, loans beyond this limit would be considered. Only applications for amounts above a specified minimum amount are entertained. Certain lenders refuse to advance money on the collateral of properties on which the borrower or his close relatives stay. Lenders often consider bad credit and high-risk applicants who may find it difficult to borrow elsewhere. The major players in this field are lenders and brokers. The borrower can approach either group. The function of the brokers is to put the potential customer in touch with interested lenders, and offer advice on the best bargains. Quotes from three or four probable lenders would be presented to the borrower. Naturally, there is likely to be a fee for the services. If the lender is approached directly, there would be some savings, but most borrowers may not know whom to approach. Be careful of lenders or brokers who ask for a payment up front. They may be genuine operators, but there are others who would process a loan application without an advance. At the moment, the going interest rates seem to be around 14% to 18% per annum, payable monthly in most cases. The annual interest amount is divided by twelve to arrive at the monthly installment. There is an element of hidden cost in this. Hard money lending caters to a real need. Social Security Denied: Should I Appeal?

By Jerry Lutkenhaus Social Security Disability is not available for everyone who has an impairment. If you are under age 50 and are still capable of some kind of employment in the national economy then you probably cannot get Social Security Disability. What you can do is contact your state Department of Rehabilitation and seek help in obtaining retraining or job placement. This service should be free for anyone who has an impairment. Of course, if you are still working and making $840.00 or over then you are presumed not to be disabled. If you are over 50, then proving disability gets somewhat easier. However, your age really does not help you until you are 55 or over. If you are 55 or over, have a severe impairment that prevents past relevant work (PRW), then you are a better candidate for disability. If you have less than a high school education, are over 55, and have only a history of unskilled work, then you are even a better candidate for disability provided you have a severe impairment. As the above discussion shows, when applying for Disability, it is better to be older than 55, uneducated, and have no skills. If you lack any of these, then the case for Disability becomes harder. Alternatively, it is also helpful if the skills you acquired from your work are job specific and are not readily transferable to other occupations. Of course, there are those cases in which the impairment is so severe that all employment is precluded even though the claimant is young or highly skilled or highly educated. But most cases involve claimants who because of their impairment cannot do their past relevant work (PRW). Then the Big Question becomes can they do other light work or perhaps sedentary (sit down work) in the national economy despite their impairment. Where an individual case fits in the process can be determined by an experienced Social Security Attorney. He or she can evaluate the case and advise whether or not it is worth going forward. How to Store and Care for Jigsaw Puzzles

By Emma Willow If you think storing puzzles is mainly a matter of finding a shelf for the box until you put it together or after you take it apart, you may be surprised to learn that the true puzzle enthusiast takes great care in storing, caring for, and preserving puzzles. Storing puzzles, especially while they’re being worked on, is not as easy as you might think. Let’s consider one hypothetical situation. You’re working on a large puzzle – 2 feet by 3 feet. You’ve cleared off the dining room table. The family is willing to work in the living room. Your puzzle is secure. Except that you have a cat. Uh-oh. What happens when the cat jumps on the table and scatters the pieces? For many people, the puzzle must be thrown away, because they can never be sure they found all the pieces, and doing a puzzle with a missing piece is one of the great torments of puzzle enthusiasts. How can you keep the cat from scattering the pieces? A roll-up or folding puzzle mat can help a great deal, because the puzzle can actually be “put away.” Failing that, try working on a cloth or board with a texture, so the pieces do not slip as easily, and put something, like a cloth sheet, over the puzzle to keep the cat from getting curious and tasting it or playing with the pieces. If you do not have a permanent place to leave your puzzle, try a folding puzzle board, if you can afford one, or a rollup mat, if cost is an issue. Do not, however, buy the cheapest rollup mat you can find, usually at a discount store. These cheap mats do not generally roll very well and may spill the puzzle you’ve been working so hard on. When you do use a rolling or folding mat, be sure to keep the mat horizontal at all times so pieces do not fall out. If you have a shelf handy for storing the mat, that would be ideal. What about storing puzzles that are still, or back, in their boxes? Again, a flat shelf is best. Do not store puzzles on their sides; it’s not good for the pieces. Store them in a cool, dark place to avoid warping and mildew. If the puzzle box has been opened, use painter’s masking tape (the kind that’s easily removed) to hold the box securely closed. If you keep a lot of puzzles, organize them by brand, style, or designer to help you find the puzzle you’re looking for when you’re ready to work on it. Finally, how do you store a preserved puzzle? Ideally, you would store it by framing it and hanging it on the wall. But if your preserved puzzle is not yet framed, the same rules apply as in storing boxed puzzles. Store it flat. Even a glued puzzle will fall apart if stood on its edge, and it will warp very quickly. Also make sure you store a preserved puzzle in a very dry, cool place so it does not warp, as this is almost impossible to fix. Finally, if you have preserved your puzzle with glue, store it where animals, including that cat on the dining room table, can’t reach it. For some reason, animals love glue. You don’t want all your hard work eaten! Storing puzzles may be a little more complicated than you expected, but doing it right will reap great rewards in continued enjoyment. How You Can Make a Habit of Losing Weight Naturally

By George Knows Getting up in the morning and going to work can sometimes seem like a chore. A good way to get out of the morning routine is to spice things up with a little bit of exercise. This is especially important if you are interested in trying to lose weight. A quick and easy workout before breakfast can give you a kickstart that will tune you up for the entire day. Its best to start slow with just a few steps in your workout, and gradually build it up so that within a couple of weeks you can already be looking and feeling thinner, well on the right track to good fitness. Even simple, time-tested techniques like situps, pushups and even a little cardio are quick exercises that you can do almost anywhere. To properly do your situps, you simply lie on your back and bend up your knees. Then, do your best to sit up so your chest comes close to your knees, then slowly lower your back to the floor. It is very important to not let your legs balance your body as you do your situps. Focus on the abdominal muscles, and you will feel the burn, which means its working and you will soon see the benefits take shape. You may find it helpful to do situps on a workout mat or pad. Some people find a hardwood floor uncomfortable as the lower back bones press into the hardwood or even carpet flooring. This is exactly why workout mats and pads are recommended. Pushups are also a helpful tool to strengthen the upper body, and many variations have been used to work out other areas of the body as well. As a result, pushups can give you a core body exercise that you can do anywhere you go. To properly do pushups, you lie on your stomach and push yourself up with your hands placed underneath your shoulders. You can also prop your feet up on a chair for a more challenging style. As your upper body gets stronger, you can also try one handed pushups if you like. As always though, start with just a few pushups then slowly build up to more. This age old exercise is a proven fat burner and muscle toner that works great with situps. Doing pushups everyday will work wonders for your whole body, so long as you keep them up. One good way to do this is to simply do a few pushups throughout your day. Be creative with these quick little workouts, as they will get your heart rate up which will in turn burn fat, help reduce your appetite, and speed up your metabolism naturally, which will turn you into an efficient calorie burning machine! Overall though just be careful of course and dont overdo it, but even simple things like parking farther from a store to walk more will be fine. Its all about small steps and gradually building it up. A little cardio exercise everyday will work miracles towards your weight loss goals. If you can work a quick jog into your lifestyle, even for a few minutes at a time, you will be burning the pounds off faster than you ever thought possible. With a light form of cardio, such as jogging outside, walking with a treadmill or best of all using a ski machine for whole body cardio workout, you can definitely get where you want to be, thin and fit! To quicken things up even more and achieve even faster results, eat more fruits and vegetables and take advantage of the herbal weight loss pills on the market because they are definitely worth taking a look at. Herbal dietary supplements like ProShapeRx have totally natural ingredients that will speed up your metabolism, not your heart rate, which will keep you relaxed, but more active in your daily efforts to lose weight quickly. Some herbs like Hoodia Gordonii will make you feel full a lot of the time, while your body uses up the stored fat in your belly and elsewhere. Hoodia also is an important ingredient because it will help your body do away with most any fat that comes in through the food you eat! Hoodia Gordonii is a one-two punch knockout to being overweight and can bring you some great results very quickly. Remember, exercise techniques like situps and pushups not only help you burn calories and the extra fat. They will help you sleep better, and lighten up your eating habits too so get into the habit of getting fit with a few situps or pushups right away and slowly build up your workout. Mix a little cardio and herbal fat burning supplements into your diet, and you will see an unbelievable difference in your life, guaranteed! Wedding Anniversary Gifts

By Jennifer Bailey Wedding anniversaries have special personal significance. Each additional year is a milestone in the life a couple. It encapsulates the daily struggles in life, the memorable moments of happiness, and the simple joys of being with each other, and celebrates yet another year of togetherness. It is a triumph of a personal sort for couples, for all of us are aware of that living together requires much more than just love for each other. A wedding anniversary gift exchange is a tangible symbol of love that grows stronger with each passing year. It signifies that a person still occupies a special place in the heart. It provides an opportunity to couples to sit back and reminiscence about the golden moments of their life that often gets obliterated in routine drudgery. A special gift often rekindles dying romance in a couples life. The traditional concepts of paper, cotton, leather, fruit and flowers, wood gifts, in the initial wedding years found its genesis in England. Englishmen in olden times presented their brides with a paper gift in the first year, silver wreath in the 25th year and golden wreath in the 50th year of their wedding, as a celebration of a successful marriage. Whether a gift is traditional, extravagant, creative or emotional depends solely on the giver. A traditional gift can be given some creative, ingenious and modern touches to make it stand out. For example: a paper frame with a beautiful metal clock, an leather album with the wifes and husbands name engraved in gold, or two Broadway paper tickets and a romantic candlelight dinner afterwards might be suitable. You can also give a vintage cotton cloth or a cotton dress wrapped around some ornament or perfume, customized cotton pillow and quilt set with the couples pictures printed on it. Or a fruit bowl made out of a beautiful decorative bowl can also twist tradition and add some personal touch as well. Theme parties are some fun options for those who enjoy parties. Gift certificates for two given to husband or wives to enjoy the tropical Florida sun, dive to watch corals, and undertake an adventure trip or a refreshing spa experience are wonderful unconventional gifts. A gifts purpose is not to follow traditions or display extravagance. The encoded message of love is communicated successfully when it is chosen or created and sealed with love. A handmade scrapbook or an album with photos of the most memorable moments in the couples marriage may not be a pricey display of love, but there is perhaps nothing more precious than such personal thoughtful gifts. It displays the effort, time and energy one has put in. A Beginners Guide to the Rose Garden

By Mike Mathews Roses are one of the most popular domesticated plants around the world today. Protected and treasured, they hold universal appeal; whether around the cottage doorway or the grandest palace grounds. Today there is a rose for every place and purpose, from the formal garden, arbors, trellises and fences to hedges, accent plants and decorative features on patios or terraces. One of the most versatile plants, the rose is an exciting plant for any one interested in gardening. There are several factors in successfully growing roses of fine quality in your home garden. They include: location, fertile soil, drainage, correct planting, pruning, fertilizing, mulching, winter protection and the control of pests. Location In order to produce a good bloom, roses need a minimum of six hour of sun light a day. While not necessary, roses should get a good dose of light shade in the afternoon as this will help their blooms retain color longer. They should be planted away from trees, shrubs or hedges which are heavy surface feeders as this will deprive the roses of much needed nutrients and water. Roses also need good air circulation and don’t like confined spaces. Soil The most important requirements for the soil in which you will grow your roses are drainage and fertility. Roses can thrive in fairly heavy clay or sandy loam soils if these two requirements are met. The Ideal soil for growing roses is a good garden loam with lots of organic matter. Roses also prefer a slightly acid soil with a pH between 5.5 and 6.5 Drainage While roses need large quantities of water for their best growth, it is absolutely essential that they have good drainage as they will be seriously injured in standing water. To fix areas with high water tables or poor drainage, laying tiles or crushed stone under the planting will assist the water draining away. Planting Roses may be planted in the autumn after the bushes have stopped active growth and are dormant but before the ground freezes. They can also be planted in the early spring while the plants are still dormant or they can be planted as potted roses after growth has started. Spring planting should be done as early in the spring as the ground can be successfully worked. Care must be taken when planting potted roses to not break the ball of earth it was planted in. Growing distances will depend on the type and variety of the roses you will be planting. However, because of their very vigorous growing habits most roses should be planted about 2 feet apart in general. The roots of the rose should never be exposed to the sun or wind before planting, but should be kept wrapped in wet paper or moss and left in a dark place like a plastic bag or the garden shed. In a hole of ample size, place the rose so that the roots are in a natural position and the point of union between the stock and the scion is between 1 and 2 inches below the surface. Planting to high will cause the rose to not have enough support and planting to deep will starve the rose of oxygen. After back filling and packing in the soil firmly, thorough watering will be needed. Pruning The purpose of pruning is to remove dead or weak wood and to maintain height and form. Pruning is dependant on the type of rose you have planted and the part of the world you are in. However there are several fundamentals which apply to all varieties and locals. 1. All dead cane should be removed at the base. 2. Winter damaged canes should be cut back to sound wood. 3. Canes interfering with the height or shape of the plant, or canes that are rubbing other canes should be cut back or removed. 4. Sharp pruning should always be used. Dull shears will damage the plant making fungal and bacterial growth easier. 5. Cuts should be made just above the bud, slanting in the same direction of the bud and as close to the bud a s possible without causing damage to it. Mulching and winter protection Roses benefit from mulching in the summer. Mulch roses with your desired material making sure not to exceed 1 inch in depth. Winter protection is dependant on local, climate, exposure and hardiness. Make sure that the ground is well supplied with water. Soil should be brought up around the roses to a height of 10 to 15 inches. After the ground has frozen, mulch with hay or a similar material. There are few flowers which bring the touches of warmth and graciousness, of the color and beauty to the surroundings of the modest home like the rose. Maintenance for Garden Tillers

By Brian French * First, for safety sake, disconnect the spark plug when you are performing any maintenance on your tiller. * If it’s broke, fix it. A broken bolt or support can seriously weaken and stress the whole garden tiller. If you don’t get the broken tiller parts fixed quickly you may soon be buying more than the one part due to stress failures. * Replace any worn or broken belts, or chains, if so equipped. Also adjust any loose belts as they can cause needless wear on the gears and the tiller engine itself. * Change your tiller’s spark plug at the very least once a year. * Oil should be changed as recommended by the tiller manufacturer. * You should be keeping the air filter and pre air filter clean during the season. Try to replace the tiller’s main air filter at least once per year. Most tiller pre air filters can be reused until they cannot be serviced any longer. * If you haven’t drained the fuel from your tiller and can’t find the time, add some fuel stabilizer to keep the fuel from breaking down during the Winter. Make sure you run the engine for a short period, about 5 minutes, to distribute the stabilizer throughout the fuel system. * If you will be draining the garden tiller’s fuel tank over Winter, drain as much fuel as possible, then start up the tiller and let it run until it totally runs out of fuel. Unscrew the bolt on the bottom of the carburetor bowl and remove the bowl. Clean out any dirt particles and spray the inside of the bowl with carb cleaner. Replace the bowl. * While you’re at it, now would be a good time to replace the tiller’s fuel filter and check any fuel hoses for cracks or leaks. Should you find any, replace the hoses that are damaged. * If you know where all of the grease fittings are on your tiller, get out the grease gun and fill these fittings until you start to see the new grease pushing out the old grease. If you don’t know where all of the grease fittings are on your garden tiller, they should be noted in your tiller manual. * Check the blades of the tiller tines. If you have a lot of rocks in your soil, the blades may be pretty dull. The tiller tines are pretty easy to remove and sharpen on most garden tillers. If they need it, sharpen them, but wear a pair of leather gloves to prevent cutting yourself. If the tiller tines are bent, you really need to replace them. * If your garden tiller is dirty, give it a good wash. Rust may form from moisture trapped between dirt and the tiller surface. Carb cleaner can be sprayed around the engine area to remove oil and grime. Not really done for aesthetic purposes, but to help you more easily locate any leaks, should they develop. Low Interest Payday Loan – How To Figure Out The APR Of A Payday Loan

By [http://ezinearticles.com/?expert=Carrie_Reeder]Carrie Reeder The annual percentage rate (APR) of a payday loan is a helpful tool to compare rates of lenders. According to the Truth in Lending Act, passed by Congress, payday companies are to provide you with the APR. Some companies list this information on their site, while others only provide the fee amount and give you the APR after you have submitted an application. You can figure out the APR based on the fee amount by using the following formula. This way you will have an accurate way to compare costs, enabling you to find the best deal. The Formula Begin by multiplying the payday loan fee by the number of pay periods in a year. So if a payday loan lender charges a fee every two weeks, then there are 26 pay periods. For our example, we will use a loan fee of $15 for every $100 borrowed. This is a typical rate, although you can find lower rates for first time borrowers. The formula looks like this: 15 (loan fee) x 26 (pay periods) = 390 The 390 equals the yearly charge for the loan. To find the percentage rate, we will have to do one more step. Divide the yearly charge by the loan amount, then times the total by 100 to get the percent. For instance, we will take 390 and times it by $100 since that was our original loan amount. The formula is: 390 (yearly charge) x 100 (loan amount) = 3.9 3.9 x 100 (to get the percent) = 390% (APR) What It Means Payday loans give you a cash advance with the intention that you will pay back the loan on your next payday. You will not be paying $390 in finance fees for the year, only the $15 for the pay period. However, if you roll over the loan, you will be racking up the finance charges. Cash advances are best used for temporary emergencies, like covering a bounced check or car repairs. For longer term credit, it is better to look at a credit card or personal loan. While these types of loans will affect your credit score, they will also provide better rates. The Secret to a Healthy Weight

By Wil Dieck According to a recent article in Remedy Magazine, being a little overweight is not okay. After a ten-year study of more than 527,000 Americans between the ages of 50 and 71 scientists from the National Cancer Institute concluded that that overweight people (defined as having a body mass index (BMI) of 25 to 29) at age 50 can increase a persons mortality rate by 20 to 40 percent. An obese person (defined as having a BMI over 30 percent) boosted that risk between 200 and 300 percent! The article went on to cite another study from Korea that looked at 1.2 million people between the ages of 30 and 91. In a twelve-year period overweight non-smokers were between 10 to 50 percent more likely to die from heart disease or cancer than normal weight non-smokers. What these and other studies show is that when you are overweight you increase your risk of high blood pressure, heart disease, and other illnesses. Achieving your desired weight through a healthy life style reduces your risk. So how do you achieve your healthy weight? The answer, as we all know is to eat less calories than you burn, but this answer is much too simplistic. Its too simplistic because dieting doesnt work. Diets tell us to eliminate foods from what we eat regularly, for example fats. The problem with low fat diets is that our bodies require fat. Fat stores fat soluble vitamins A, D, E and K. Fat also helps the body produce testosterone, which is the hormone that contributes to muscle growth and the burning of body fat. In fact studies have shown that men with higher levels of testosterone were 75 percent less likely to be obese than men with lower levels. This is primarily due to the bodys tendency to store fat when it has low levels of testosterone. Some diets tell us to eliminate animal protein. While eating fatty cuts of red meat definitely is not good for you, eating lean cuts of animal protein actually helps your body burn more calories than eating protein from soy products. Other diets tell us to restrict carbohydrates. There while there are many studies that have shown lowering our carbohydrate intake can help us control our weight, eliminating them is absolutely suicidal. Carbohydrates are essential to good health. Fruits, vegetables, whole grains and beans help protect us against cancer and other diseases. So, as you can see, dieting doesnt work. Dieting in general doesnt work because it revolves around restricting what we eat. Weight management is a long-term project. Most people who lose weight quickly by crash dieting or by some other extreme measure usually gain back all or more – of the pounds they lost. Why? Because in order to permanently lose weight and keep it off a person has to change their eating and exercise habits. You see, the best weight management strategies are those that you can maintain for a lifetime. So a better question is how can you change your habits? We have all tried to lose weight through willpower, cutting down on the calories and/or increasing the exercise. Some of us lose weight by eating almost nothing while working out like crazy. Others lose weight using crash diets. The problem is these methods never work and can also be dangerous. Now why doesnt this work? Its because our subconscious image overcomes our conscious goals. Since our subconscious sees us as an overweight person as we begin to lose weight our subconscious starts the process of bringing us back to our correct image, undermining our conscious efforts. To really change we first have to change our mindset about losing weight. Nobody likes to think of themselves as a loser. To gain a healthy weight you need to stop trying to lose weight and focus on a goal that is positive rather than negative. That goal is to be healthier, look better, and have more self esteem and confidence. In other words you want to have a better image of yourself. How can you create this better image? A great method is through visualization, reprogramming your minds image of your body. One of the best ways to use visualization is through hypnosis, either self-hypnosis, or using a professional hypnotist. How does hypnosis help? In a study published in the Journal of Clinical Psychology, 109 people were divided into two groups for a nine-week study. The first group was offered changes in their diet and more exercises without the addition of hypnosis. The second group was given the same diet and exercise program and also given hypnosis for reinforcement. After nine weeks both groups lost weight. But an interesting phenomenon happened between the eight month and two year follow ups. The group that didn’t have the aid of hypnosis did not lose any more weight, and in most cases actually gained most of their original weight back. The hypnosis group continued to lose weight during both intervals and many actually met their long-term weight goals. As mentioned before your body image is controlled by your subconscious. The key to helping you become healthier is to align your subconscious image with your conscious goals. That is how hypnosis can help because it goes directly to the subconscious and modifies it, aligning it with your positive conscious goals and making them possible. Hypnosis teaches your subconscious the skills you need to help you control your appetite, while substituting your old diet for healthier foods and drinking water. It also motivates you to exercise. By visualizing your ideal body image you can anchor your eating and exercise habits toward achieving your imaged goal. So thats the secret. It isnt magic, only good healthy habits adapted for a long healthy lifetime. Healthy eating habits coupled with a moderate exercise program anchored in your subconscious. So why not try hypnosis to change to a new, better image of yourself? It works! Bio Wil Dieck is a professional hypnotist practicing in San Diego, California.
